We were tasked by Workspace to improve the communal spaces within The Leather Market, Bermondsey.

Our first step was to conduct a comprehensive customer experience audit to identify a series of high-impact improvements on the spaces to improve the customer experience and therefore make them more attractive to prospective tenants.

Brand Application & Strategy

Addressing the lack of cultural connection in this historic building, we created a visual language that reflected the buildings past as a Leather Market.

Balancing historic architecture with modern workplace culture, the graphics bridged the gap in adding contemporary energy.

Artworks added creative character, making spaces feel more welcome, social and more inspiring to the creative businesses who work there.

Asset Enhancement

Arrival points and shared amenity spaces were reimagined to establish a more welcoming first impression, while external courtyards were adapted to support evolving patterns of work and encourage moments of pause, collaboration and wellbeing throughout the day.

The refurbishment addressed issues with sound and lighting quality, introducing a more cohesive atmosphere across communal areas. Existing furnishings were refreshed and reconfigured to support a variety of uses, alongside the addition of enclosed booths that provide quieter spaces for focused conversations and private calls.

Updated buildilng wayfinding and improved cycle provision further elevated the day-to-day experience, contributing to a more functional and user-focused workplace environment.

Results

The refurbished environments brought renewed character and energy to the buildings, shaped around the practical day-to-day requirements of the businesses occupying them.

The response from tenants reflected a strong sense of connection to the updated spaces, with many expressing increased pride in their workplace experience.

Vox Studios in Vauxhall was another building we were tasked with improving. We conducted a comprehensive customer experience audit to identify a series of high-impact improvements on the spaces to improve the customer experience and therefore make them more attractive to prospective tenants.

Brand Application

Aligning with Workspace’s Brand Vision, we created an overarching narrative reflecting the buildings’ rich heritage.

The site was originally a Brewery and subsequently a Marmite factory, a visual language we lent into to create environmental graphics and framed artworks that injected colour, meaning and emotional resonance into the spaces.

Asset Enhancement

Redesigned entrances and front of house areas created a sense of arrival and courtyard spaces were revitalised to better serve customers’ changing workplace behaviours whilst reinforcing the importance of wellbeing in breakout spaces.

We improved poor acoustics and inconsistent lighting, whilst revamping the existing furniture and layout to create multi-functional spaces, with the installation of phone booths to enhance privacy.

We also enhanced signage and wayfinding and cycle facilities, all of which led to stronger tenant satisfaction.

Results

The revitalised spaces breathed new life into the buildings, tailored to the real, everyday needs of the small businesses who use them, their phenomenal feedback expressing pride and genuine delight in their transformed workspaces with 96% saying the spaces feel more welcoming.

Improving the customer experience, has in turn improved retention, and attracted more customers – reflected with an occupancy uplift of 5% in a short space of time.

Vox Studios also won a Workspace Design Award 2025 from the Flexible Space Association.
